Request itemized responses
Send the same numbered findings and scope information to each prospective provider. Ask them to identify which items need further investigation and which can be quoted on the existing evidence. Do not turn a speculative observation into a fixed repair instruction.
Compare limits as well as totals
Record exclusions, access assumptions, diagnostic allowances, permits and restoration responsibilities. Missing information is unknown, not free. If a provider proposes a different solution, ask for the reason and the evidence needed before proceeding.
Agree on confirmation
Specify what record will show the work performed and how remaining questions will be addressed. Keep professional assessment, permit inspection and insurer acceptance distinct. A payment receipt or a working light is not a replacement for the agreed evidence.
